Where others mainly saw an empty building, Dirk-Jan saw opportunities. Through VRLK Bedrijfshuisvesting, he develops and rents out business premises in the north of the Netherlands. For the building in Sneek, he drew up a concrete plan: transforming the existing industrial hall into eleven high-quality business units for rent.<\/p>

At the time of purchase, the building was vacant and still had to be completely renovated. As a result, it could not yet be rented out and there was no rental income. That can make a financing application complex, because the future cash flow is not yet visible at that moment.<\/p>

Pearl Capital therefore combined the purchase financing with a construction deposit. This allowed Dirk-Jan to start the redevelopment immediately after completion, without having to go through new financing applications during the renovation.<\/p>
