In Sneek, property entrepreneur Dirk-Jan Pheifer transformed a vacant commercial building of more than 3,200 square metres into eleven modern business units. To be able to act quickly, Pearl Capital provided bridge financing for both the purchase and the renovation, including a construction deposit.

Where others mainly saw an empty building, Dirk-Jan saw opportunities. Through VRLK Bedrijfshuisvesting, he develops and rents out business premises in the north of the Netherlands. For the building in Sneek, he drew up a concrete plan: transforming the existing industrial hall into eleven high-quality business units for rent.
This not only gave the building a new purpose. It also created functional business space for entrepreneurs from Sneek and the surrounding area.
At the time of purchase, the building was vacant and still had to be completely renovated. As a result, it could not yet be rented out and there was no rental income. That can make a financing application complex, because the future cash flow is not yet visible at that moment.

Pearl Capital therefore combined the purchase financing with a construction deposit. This allowed Dirk-Jan to start the redevelopment immediately after completion, without having to go through new financing applications during the renovation.
“The construction deposit worked well, so we could start the renovation right away without interim applications or unnecessary delays.”
This allowed Dirk-Jan to stay focused on carrying out his plan: redeveloping the building and preparing it for its future tenants.
The former industrial hall has now been transformed into the VRLK Business Center. The eleven business units give entrepreneurs the opportunity to establish themselves locally and continue to grow.
